2. Internet Marketing~~Did you know almost 80% of buyers search for homes online? With that being said, doesn't it make sense to spend 80% or more of my marketing budget on internet advertising? Definitely!
When I market your home it cannot be missed! Your home will be featured on over 15 of the top real estate websites both nationally and locally. I also monitor those sites carefully to see which ones are the most beneficial to you.
3. Print Marketing~~Though diminishing in power this tool cannot be completely overlooked. Some buyers do still rely on newspapers and magazines to look for homes. Keep in mind that once a listing hits the real estate magazines they are already 2 weeks old. Buyers that need to purchase quickly will not be waiting around the newsstand.

There is not one set marketing plan for every home. (That's the same as a Dr. prescribing the same medicine to every patient).
I recognize that every home and situation is different and may call for a different plan of action. I will customize your marketing to fit your home and your needs.
3. Communication~~I will be your one and only contact. I take pride in giving personal attention to each of my clients. You will never be passed on to an assistant or secretary. My numbers is the only number you will need. I do not use a service to handle my showings for me. I talk to every Realtor personally who calls to see one of my listings. I then call you personally to make sure the date and time work in your schedule. I do not use email to obtain feedback from your showings. I personally call the Realtor to see what the buyer thought and relay that to you. Email cannot overcome objections that a buyer may have. I do not use recorded messages or special radio stations for a buyer to listen to. When a buyer calls about your home I talk to them personally. A recorded message can in no way properly communicate what your home has to offer. There is a difference in the way I work~~I work for you!
4. Pricing Strategy~~What is the number one question a buyer wants to know? How much is it? Having the right price from the beginning of your listing is critical. I will thoroughly research the real estate activity not only in your immediate neighborhood but also other areas that will be your competition. I will show you the houses you will compete with and also the homes that have sold. It's extremely important to focus on sold homes versus homes currently for sale. The homes that have sold show us directly what a buyer is willing to pay for a home similar to yours.
Pricing too high will only help to sell your competition and turn into a longer time on the market. Pricing way too low will make buyers think something is wrong. With my research and experience I will show you the price that will produce a sale!
5. Home Staging~~What will set your home apart from all the others? We have all heard that buyers buy out of emotion. Emotion needs to be created. This can be done with furniture placement, color, scent, light, and sound. I will walk with you through your home and give you tips and helpful ideas for each room. When every room flows together the buyer will not only picture themself living in your home but will realize you have taken the extra time to show off your home. This speaks volume without saying a word!
