5 Steps to Success

The process will be simple to follow and easy to understand.  
 
1.          Choose A Real Estate Professional~~As a full time Realtor, I can be your Exclusive Buyers Agent.  What does this mean for you?  It means not having to call every name on every sign when you have a question. Instead, I am your one point of contact with the ability to not only answer any questions you may have but to show you any home listed with any Realtor.  It means you will never miss the "perfect house" because you didn't get the listing in time.  Instead, utilizing your personalized "HomeFinder" on my website will allow you to set your own criteria and receive real time updates of new listings.  It means you won't have to wonder if an agent is really looking out for your best interest.  Instead, I will be completely devoted to helping you find your dream home by listening to your needs and wants and keeping your priorities on the top of my list.  It means at the end of the process you will not be stressed and frazzled.  Instead, I will ensure that you are satisfied and happy with your new home.        ONE REALTOR, YOUR REALTOR!
 
 
2.        Get Pre-Approved~~Having been an agent in NE Ohio for 10 years, I can connect you with local, reputable lenders that will make sure you are getting the best loan possible for your situation.  Every buyer has different needs and goals.  Your loan should fit those goals.  Anything from government loans, VA loans, first time homebuyer assistance loans, or a straight 30 year fixed loan.  You will be matched with the perfect loan for YOU!
Being pre-approved says to a seller that you are serious and ready to act.  This will strengthen your position as a buyer when you are ready to purchase.  Plus, whenever you find your dream home you can act right away and not have to wait on your pre-approval.  It could be the difference between an accepted or rejected offer! 
 
3.      Find Your Home~~The vast majority of buyers use the internet to search for homes.  With this being said, my website allows you the ability to search any home, anywhere.  My HomeFinder is quite possibly the easiest and best way to search for homes online.  Of course, there are the more traditional ways to search including the Homes Magazine (unfortunately, only updated every 2 weeks), the Saturday Real Estate Guide in The Repository, and of course just driving through your favorite neighborhoods.  No matter which way you search, all you need to do is email me your list of favorites.  I will schedule the showings and personally show you each home.  Of course, once I know what you're looking for in a home,  I will also watch for houses that fit your description.  Being a Realtor, I have access to homes before they even hit the market!  What an advantage for you as a buyer!
 
4.      Make an Offer~~Now you've found "the one", what's next?  First, I will provide you with a market analysis of the neighborhood so we can make a fair offer and ensure
you will not overpay.  You never want to have the most expensive house on the block!  Then we will fill out our contract that we will present to the seller.  This contract will not only include our offering price but will also cover items such as possession, closing date, inspections, and deposit information.  I will make sure you fully understand all of these items in full.  Once we have completed the necessary paperwork I will present it to the sellers agent and wait for their response.  I will help you negotiate the best possible price for your new home!
 
5.     The Next 30 Days~~Once we have an accepted offer we then have approximately 30 days until we are ready to close and you will own your new home.  During that time many things take place.  First you will meet with your loan officer and apply for your loan.  This is a fairly simple process because your lender already has your pre-approval.  Then we move into the inspection period.  You will have approximately 14 days to perform any inspection on the property.  These can include a general home inspection, termite inspection, well or septic inspection if applicable, and a radon inspection.  All you need to do is tell me which inspections you would like to perform and I will handle the rest.  I will also accompany you at the home inspection so I can hear the results as well.  If there are any concerns from any of the inspections just let me know and we will resolve those with the seller.
Then your lender will have the home appraised to make sure it is worth what you have paid.  Of course, this should not be a problem because we have already done the market analysis. 
Then we just wait till your lender gives us the green light.  This is when your loan has been fully approved, a satisfactory appraisal has been received, all inspections are done, and we are ready to close.  We then will coordinate a closing time with you and the title company where you will sign your papers.
